Upfront & Annual Insurance Premium Fees On FHA Loans To Increase On Monday, April 9th...

Starting this coming Monday, April 9, 2012 borrowers wanting to use an FHA mortgage to purchase a home will have to pay more to use this popular loan product. The cost increase involves the upfront & annual insurance premiums charged on FHA insured mortgages for home purchases. The upfront insurance premium will increase from 1 percent to 1.75 percent. In addition, the annual FHA mortgage insurance premiums will rise by one-tenth of a percentage point.

For example, the cost of a $200,000 FHA mortgage will rise by about $24 a month - assuming the borrower includes the upfront charge in the amount financed through a 30 year mortgage. Starting June 11, 2012, there will be a fee increase for jumbo loans and 15-year loans as well.

According to Housing & Urban Development (HUD), this is the fourth FHA fee increase in the last three years. The purpose of these fee increases are to boost the FHA's reserves by more than $1 billion through 2013.

Renting A Home Costs 15 Percent More Than Buying One…

According to research by Deutsche Bank & cited by The Wall Street Journal, as contradictory as it may sound, they found that by the end of 2011, renting a home costs 15 percent more than owning a home.

Historically, renting a home has been 10 percent cheaper than owning one, however as housing prices continue to plummet and the rental market heats up, affordable rent is becoming hard to come by. Apartment vacancies have fallen to a ten-year low, making rents more expensive.

According to REIS Inc, a real estate research firm, average apartment rents rose by 2.7% last year while the national vacancy rate dropped below 5% for the first time since 2001. Their research also showed that during the first quarter, average apartment rents rose and vacancy rates fell in all 82 metropolitan areas when compared with a year ago. This data provides proof that the broad and sustained growth of the apartment market contrasts sharply with an uneven and tentative housing recovery.

A recent report by the National Low Income Housing Coalition found that the average American renter making $14.15 per hour needs to earn 29 percent more in wages in order to be able to afford an average apartment and have enough money left over for other expenses.

Someone earning minimum wage and working a 60-hour work week in any U.S. state could not afford to pay average rent, according to the report. In New York, California, and much of the Northeast, someone making minimum wage would have to work more than 100 hours per week in order to afford rent.

New Deadline Requirements To Make The Short Sale Process Quicker…

Lending institutions have had policies in place for years, which bog down and prolong the process of a Seller trying to “Short Sale” there home, which could result in the Short Sale process taking up to a year or more to complete the process. Given this, everyone knows that there is nothing Short about a Short Sale. Fortunately, lending institutions have gotten better over the years, with streamlining the Short Sale process and some lending institutions can complete & close a Short Sale in as little as 90 days.

As a result of the standard lengthy Short Sale process, lenders are adopting new requirements for Short Sales, as part of a settlement with state attorneys general, with the five largest mortgage servicers, which is expected to greatly speed-up the Short Sale process.

Listed below are some of the new requirements servicers must enforce under the settlement: 

-       Servicers must provide borrowers with a decision within 30 days after receiving a Short sale package request. 

 

-       Servicers will be required to notify a borrower, also within 30 days, if any necessary documents are missing to process the Short Sale request. 

 

-       Servicers must notify a borrower immediately if a deficiency payment is needed to approve the Short Sale. They also must provide an estimated amount for the deficiency payment needed for the Short Sale. 

 

-       Servicers are also required to form an internal group to review all Short Sale requests. 

 

-       Banks will be considered in violation of the settlement requirements if they take longer than 30 days on more than 10 percent of the Short Sale requests.
